How to Add Value to Your Commercial Building Project

In our previous blog about making sure your site is right, we touched on making sure the land is right for your building and proper drainage. Tip #4 and #5 cover project management and planning ahead.

Tip #4: Manage Your Project.

Your builder will look to you as the key decision maker and a new building easily involves hundreds of decisions. Keep in touch with your builder, communicate often, get involved as much as you are comfortable, but remember you have hired this professional to deliver your construction project.

There are a variety of options for managing your project, such as:

  • Hiring a general contractor or independent construction manager
  • Or you can be your own general manager - but be forewarned, this can be harder than it appears.

Whatever option you choose, be sure to monitor the quality of the workmanship, ability to meet deadlines and evidence that safety measures are being used. This is part of your risk management responsibilities during the building process.

Tip #5: Start Early and Plan Ahead.

It’s not too early to start and infuse your personality into the building. Lighting, colors, acoustics, and air quality all contribute to the interior mood of the indoor environment, as well as define the working atmosphere. Structural engineers and architects create a structurally sound building, but can also help with exterior designs. Your personality is important here, too. The old adage “form follows function” should be a good guiding rule and will help you stay within budget and construction feasibility.

A last word on design: make sure the plan meets all applicable building codes, including fire codes and other ordinances, regulations, and legal requirements mandated by local government authorities.
